A good leak report describes where water is seen, when it appears and what seems to trigger it. It does not need to identify the hidden cause.
Start with the location
Note whether water is beneath a sink, around a toilet, beside a hot-water unit, below a ceiling or near an external tap. Record whether it is dripping, running or pooling, and whether it appears constantly or only when a fixture is used.
Record useful facts
- Property address and affected room
- Time first noticed
- Whether the flow is active, intermittent or stopped
- Any staining, swelling or water on the floor
- Whether water has been isolated
- Safe access information and on-site contact
Move belongings away from spreading water only if safe. Do not touch electrical equipment that is wet or close to the leak. Photos can help show location and extent, but do not disturb fittings to obtain them.
